Abstract

Implementasi Building Information Modeling (BIM) menggunakan Autodesk Revit 2023 dimana memodelkan 3D Gedung Laboratorium Teknik OZT Institut Teknologi Sumatera untuk menghasilkan output volume pekerjaan seperti pintu, jendela, penutup lantai, cat, dan plafon sebagai informasi yang diperlukan untuk fase pemeliharaan dan perawatan (O&M). Data penelitian meliputi gambar kerja, Bill of Quantity (BoQ), dan informasi terkait lainnya. Tahapan penelitian meliputi pengumpulan data, pemodelan 3D, identity data, clash check, pemodelan 4D, dan penyusunan laporan. Hasil pemodelan digunakan untuk menyusun skenario pemeliharaan dan perawatan gedung. Perbandingan volume pekerjaan dari hasil pemodelan dengan BoQ menunjukkan adanya perbedaan disebabkan oleh beberapa faktor. Kesimpulan menunjukkan bahwa hasil pemodelan BIM dapat digunakan sebagai referensi untuk pengambilan keputusan dalam pemeliharaan dan perawatan gedung karna dinilai merupakan metode yang lebih efektif dan efisien baik perencanaan maupun maintenance gedung. Pemodelan BIM bisa merepresentasikan bentuk nyata bangunan serta output volume yang dihasilkan dikelompokkan berdasarkan tiap ruangan, tiap lantai, dan secara keseluruhan. Kata kunci : Building Information Modeling (BIM), Pemodelan 3D, Autodesk Revit, Operational and Maintenance (O&M). Implementation of Building Information Modeling (BIM) using Autodesk Revit 2023 which 3D modeling the OZT Engineering Laboratory Building Institute Technology of Sumatera to generate output work volumes such as doors, windows, floorings, paints, and ceilings as information needed for the operation and maintenance (O&M) phases. Research data includes shop drawings, Bill of Quantity (BoQ), and other related information.The research stages consist of data collection, 3D modeling, identity data, clash check, 4D modeling, and report formulating.The modeling results are used to develop building operation and maintenance scenarios. Comparison of the work volumes from the modeling results with the BoQ shows that there are differences due to several factors. The conclusion shows that the results of BIM modeling can be used as a reference for making decisions in building operation and maintenance because it is considered to be more effective and efficient method of both building planning and building maintenance. BIM modeling can represent the real form of the building by presenting volume output categorized by each room, each floor, and as a whole.
