The purpose of this research is to investigate if there is an effect of tangible asstes, profitability, and firm size toward leverage by using pecking order theory approach.

The samples of this research were obtained by using purposive judgement sampling. By the criteria that has been stated before, there were 160 samples in
2004- 2008 period. Then, the hypothesis was tested by using multiple regression analysis, after we did classic assumption test first.

The result showed that tangible assets, profitability, and firm size had the influence toward their dependent variable, leverage, by using pecking order theory approach in property and real esate companies that listing at Indonesia Stock Exchange. Individually, tangible assets and firm size had the influence toward leverage. But, profitability, statistically, didn?t have the influence towards leverage.
