Pendiriaan pabrik berdasarkan atas pertimbangan\r\nketersediaan bahan baku, sarana transportasi yang memadai, tenaga kerja yang\r\nmudah didapatkan dan kondisi lingkungan.\r\nPabrik direncanakan memproduksi Magnesium Oksida sebanyak 55.000 ton/tahun,\r\ndengan waktu operasi 24 jam/hari, 330 hari/tahun. Bahan baku yang digunakan\r\nadalah Mineral Dolomit sebanyak 31.257,467 kg/jam\r\nPenyediaan kebutuhan utilitas pabrik terdiri dari unit pengadaan air, pengadaan\r\nsteam, pengadaan udara instrument, pengadaan listrik, unit bahan bakar dan\r\npengolahan limbah.\r\nBentuk perusahaan adalah Perseroan Terbatas (PT) menggunakan struktur\r\norganisasi line dan staff dengan jumlah karyawan sebanyak 167 orang.\r\nDari analisis ekonomi diperoleh:\r\nFixed Capital Investment (FCI) = Rp. 342.740.489.508,-\r\nWorking Capital Investment (WCI) = Rp. 60.483.615.795,-\r\nTotal Capital Investment (TCI) = Rp. 403.224.105.304,-\r\nBreak Even Point (BEP) = 42,82%\r\nShut Down Point (SDP) = 28,89%\r\nPay Out Time before taxes\r\nPay Out Time after taxes\r\nReturn on Investment before taxes\r\n(POT)b\r\n(POT)a\r\n(ROI)b\r\n=\r\n=\r\n=\r\n3,16 tahun\r\n4,63 tahun\r\n49,89%\r\nReturn on Investment after taxes (ROI)a = 39,92%\r\nDiscounted cash flow (DCF) = 47,71%\r\nMempertimbangkan paparan di atas, sudah selayaknya pendirian pabrik\r\nMagnesium Oksida ini dikaji lebih lanjut, karena merupakan pabrik yang\r\nmenguntungkan dan mempunyai masa depan yang baik.\r\n\r\nABSTRACT\r\nMagnesium Oxide plant with mineral dolomite as raw materials, is planned to be\r\nbuilt in Gresik, Jawa Timur.
